SPHOA February 2022 Monthly Meeting Minutes

Attendance: Arleen McMahon, Kathleen Kaynor, Fran Feil, Nancy Sladek, Bob McNally, Roman Glova, Steve Fanis, Josh Hizon, John Sladek
The meeting was called to order at 7:02 PM by Arlene McMahon.
Board positions were discussed and assigned. John Sladek will transition to treasury as designated by the board and when bank signatures completed.

January 2022 Board Minutes were approved.
Fran Feil reminds us that according to the SP Covenants each household has one vote.
Treasurer’s Report ending January 31, 2022 was approved.
Website Report: Kathleen will get necessary information to Roman and will work with him for transition.
Smith Lake Updates: Warren was not present but he did update at the annual meeting on Feb 5. Next Planning Olympia City Council meeting is on 2/15/2022 on Zoom.
Alter tract business:
- Lot 76 had multiple requests for fencing around their property and tree removal. Some of the trees are probably on the green belt and their exact location needs to be determined. Arleen reminded us that all green belt trees need to be removed by licensed and bonded tree services. The homeowner can decide how trees are removed on their own property. Fran Feil will talk to her neighbor about the fence. Vote on Lot 76 Alter tract at March meeting.
- Lot 98 – Request to remove/trim trees in the greenbelt. The board agreed to put the request for Lot 98 at the top of the priority list for tree removal. Wait on fence AT. RM described Lot 98, 130 tree disputes. AM and KK responded.
- Lot 130 – There was discussion about the multiple trees near Lot 130 with difficulty accessing the greenbelt for tree removal. Many neighbors want to leave as many trees as possible.
- Lot 32 has requested tree removal for a tree over the fence but has not submitted an alter tract. Steve will contact and discuss with his neighbor.
Lot 97 – Bob reports that lot 97 is requesting tree removal but has not submitted alter tract. Bob will contact the neighbor and
help with the form as necessary. Requested by AM
- Lot 98 – Request to remove/trim trees in the greenbelt. The board agreed to put the request for Lot 98 at the top of the priority list for tree removal. Wait on fence AT. RM described Lot 98, 130 tree disputes. AM and KK responded.
- E-mail requests are not sufficient and alter tract forms are necessary for work requests.
Next meeting:
- John Sladek is going to review the budget and determine how much money is available this year for greenbelt maintenance. Once an amount is determined, the board will decide how many trees can be removed as recommended by WFC in order of their priority.
- Consider alter tract form revision.
- Discussion of light poles – who owns them, is SPHOA responsible for replacement/maintenance?
- Result of Olympia city Council meeting.
Next meeting at 7:00 PM Wednesday, March 9 at Grace Covenant Church. JRS follow-up with Holly Dean for room.
